Start-up and small business advice

Starting up a small business or developing one can be challenging enough without having to tackle the legal side single handed. Mike has worked with new and growing businesses over many years and recognises where words of advice and reassurance can be invaluable. He has built up a wide range of contacts with commercial surveyors, finance brokers and accountants, so your venture doesn’t have to be such a minefield.

Business sales and purchases

You may have built up your business from scratch and are looking to sell it on or you may be thinking about buying an existing business – Mike can assist in all of your business transfer matters. His client base covers just about every area of business including general stores & off-licences, post offices, hotels and public houses, care homes, pharmacies and restaurants. Whether the business operates from freehold premises or a lease of the property needs to be transferred, Mike can offer advice. He also has close contacts with business transfer agents across the South Coast and nationwide.

Commercial leasing

A commercial lease, licence for alterations, rent deposit deed, transferring/assigning leases? Is the property a shop on the high street, a warehouse, offices or something larger? Landlord or tenant? Plain English reports to you, no legal jargon, clear and concise explanation and full updates on progress throughout – that’s the benefit of instructing Hobbs Law. Also, we’re on hand to help you deal with any issues that arise during the lifetime of that lease.

Commercial property sales and purchases

Mike acts for investors, for those intending to run their business from their freehold commercial property and for those wishing to sell their properties. It may be a parade of shops, shopping centre, factory, offices, field or farm. There may be covenants or rights of way to consider. Mike asks the questions to help him understand his clients’ requirements and puts those requirements into context with the legal title. For many years he has also acted for banking organisations in commercial lending matters, so if you are taking a mortgage he can assist and advise.

Commercial refinancing

There are increasingly diverse forms of commercial refinancing. It may be a more traditional commercial mortgage registered against your commercial property, or it may be peer-to-peer lending. Mike has strong contacts with financial brokers and lending institutions and he is able to assist from the first thoughts of refinancing, to acting jointly for you and your lender and dealing with Land Registry matters after completion of the funding.
